EMAAR Group founder questions why many intelligent Europeans overlook Georgia’s success formula

“If we look at property price growth indicators and trends in Georgia, it is clear that prices will continue to rise in future; everything suggests we are always moving towards improvement,” EMAAR Group founder Mohamed Alabbar stated at the Tbilisi Silk Road Forum.

According to Alabbar, after strolling through Tbilisi and sampling Georgian dishes, he realised that Georgia was the best place.

“We, too, come from a small market. We know how to do business in a small market. The United Arab Emirates is not a large market. We find a market of this size comfortable. It is the environment, atmosphere, sectoral policy, history, and track record of reforms that Georgia has. I am not referring to the principles of supply and demand, but rather to the characteristics the country possesses. I should also mention that we have investments in more than 20 countries, but everything begins with walking down the street and strolling about. I observe how comfortable the environment and atmosphere are. When I first saw Tbilisi, I was pleasantly surprised. It left me with a very good feeling. Then I entered a catering establishment and tried Georgian dishes. I realised this was the best place. I received a very warm welcome in Georgia.

For investors, whether it’s return on capital or any other economic parameter, if I like you and love you, that is the precondition for everything. Apart from these indicators and parameters, in Georgia, we also observe the costs associated with construction and infrastructure development. We see what our income will be, how our property will sell, and what the tourism attraction indicators will be. All of this is positive, and I want to share some simple indicators. If we look at property price growth indicators and trends in Georgia, we see exponential figures. We see that prices will continue to rise in future because of the supply and demand principle. Everything points to the fact that we are always moving towards improvement,” Alabbar stated.

According to Alabbar, investment in Georgia will also motivate other investors and lead to a concentration of investment.

“Let’s take a step back and consider what was happening in my country roughly fifty years ago. When we compare it to modern Georgia, we see that we are all still young states. We need roads, schools, hotels, the essentials. I view this project through that lens. Essentially, everything is linked to those positive indicators, the economic growth figures, which we have already discussed. A growth rate of nine per cent, or even seven per cent, is a very strong example and a compelling reason to be optimistic.

The European Union should learn from this; its economic growth is far lower. There are many intelligent people in the European Union; why don’t they come? Why don’t they study Georgia’s success formula and story?

We will build everything. There will be restaurants, properties, and residential complexes. Beyond all this, our contribution in terms of motivation is very significant. We aim to inspire other investors. Our substantial involvement will trigger a domino effect, leading to a concentration of investment in young nations. If you look around, you’ll notice that this country is young. I have seen and experienced a young capital, a young nation, and I have drawn similar conclusions. Reflecting on our own country’s experience over the years, we have realised that what matters most is good living, harmony, and a positive atmosphere,” the founder of EMAAR Group remarked.

When asked by a journalist about the significance of government policy, Alabbar remarked that the leadership and the country’s leaders are of crucial importance.

“Here, too, I want to emphasise that if there is no good leadership in my home or your organisation, neither the family nor the institution will endure. An organisation, a country, or a family needs a strong head, a capable leader. Building a structure takes approximately ten years, and I do not want anything to interfere with this process, no barriers or obstacles. Sustainability and creating a better environment for our people are what truly matter.

I was poor as a child, but after earning a great deal of money, I realised that, beyond economic development, harmony is equally important. Leadership in a country is of immense significance; the correctness of sectoral policies is crucial. The East is a flashpoint, whether it’s Afghanistan, Iran, Yemen, Israel, the Gaza Strip, or Syria; these are highly volatile regions.

Taking all this into account, in this neighbourhood, maintaining relations with a strong, wise, and stable Georgia is a great honour for me.

The country has attracted wealthy individuals who seek and find peace, stability, good healthcare, and education. Therefore, I believe that everyone must come together to support this strong and sensible leadership. The Earth is a very small place, and we must take care of one another. Everyone desires growth and development. In the United Arab Emirates, we wish for Georgia’s progress, as well as the development of America and the growth of Europe. The leadership and the leaders of each country play a crucial, decisive role,” stated Mohamed Ali Alabbar.
